Its location affords the comforts of country living, yet remains conveniently close to Melissa, McKinney, and many other surrounding towns and cities. For those with children, Melissa Independent School District (ISD) supports bus transportation to the Berry Farms subdivision.

Homes have city water, discrete buried electric service, Liquefied Petroleum Gas (LPG) tanks on select lots, and aerobic septic systems on all lots.
There is a local park and pavilion with a self-contained small walking track that borders the neighborhood.
